New high-ceiling logistics warehouse for Quooker in Ridderkerk
Quooker, the company behind the iconic boiling-water tap, is consolidating all its operations at Nieuw Reijerwaard business park in Ridderkerk. The first phase of this ambitious development is a state-of-the-art facility that rises 30 metres above ground—and extends nearly as far below—bringing together office, manufacturing and logistics under one roof.

Built around sustainability and smart logistics
The new high-ceiling logistics warehouse is the first of four construction phases on a site spanning more than nine hectares and is designed to last for more than a century. To achieve this ambition, we have developed a multi-year growth plan in collaboration with Quooker and warehouse automation expert Swisslog. The building’s layout maximises flexibility, which will enable it to adapt to the company’s rapid growth. As the main contractor, Cordeel Nederland is responsible for executing and supervising this technically demanding project, guided by principles of sustainability and smart logistics.
30 metres above and below ground
To support the structure, more than 3,900 foundation piles were driven—nearly four per square metre. In addition to office space and three floors dedicated to manufacturing, a significant part of the facility will be allocated to storage and distribution. The warehouse will accommodate more than 31,500 pallets across nine crane-operated aisles, with a fully automated storage system built by Swisslog. A separate mini-load system, featuring two aisles and cranes, will provide completely automated storage for an additional 45,000 crates of manufacturing components. The logistics infrastructure is designed with future growth in mind, with plans allowing for a total capacity of at least 110,000 m².
Net-zero, climate-adaptive and nature-inclusive
Green thinking is central to all four construction phases. A spacious atrium filled with plants and trees will create a pleasant and healthy indoor environment and encourage interaction between departments. The roof will house 2,828 solar panels and a generous rooftop garden for staff to enjoy the outdoors. A bio-based hempcrete plinth will help absorb significant amounts of CO₂ from the air, and a frog pond will collect excess rainwater. In the next phase, a greywater circuit will be introduced to flush toilets using filtered rainwater.
