Space for sport, leisure and homes around the new Excelsior Stadium

A new, larger Excelsior Stadium is the centrepiece of a multifunctional development offering facilities for professional and recreational sports, leisure, health and housing. All of this will be set within a green, pedestrian- and cycle-friendly environment. This ambitious plan was recently adopted by the Executive Board of the City of Rotterdam.

A warm ‘NEST’ for all Rotterdam citizensThe current Woudestein Stadium, home of Excelsior in Kralingen-Oost, needs updating and expanding to remain fit for the future. The New Excelsior STadium (NEST) plan aims to create a mix of sports facilities, housing, commercial space and community amenities such as a medical centre. In this way, NEST is designed to offer a warm ‘nest’ for all residents of the surrounding Rotterdam neighbourhoods.

The ambitions for the area have been drawn up jointly by the Municipality of Rotterdam, professional football club SBV Excelsior, ERC (a collaboration between market operators Cordeel, Focus on Impact and Stebru), community organisations and local residents’ associations.

“Our current stadium increasingly limits our ability to grow both in performance and commercial development”, says Daan Bovenberg, Excelsior’s general manager. “With the plans for the new stadium, we’re actively seeking ways to make our revenue less dependent on results on the pitch. To run the club sustainably, our facilities need to generate not just more income but a broader mix of revenue streams. A wider development scope should enable that. So, we are deliberately looking beyond simply increasing capacity. This stadium is about creating a future-proof foundation for the entire club.”

Vibrant areaCouncillor Chantal Zeegers, Rotterdam’s lead for Climate, Construction and Housing, is excited about the plans for Excelsior Stadium and its surroundings: “The stadium will evolve from a single-purpose venue into a multifunctional sports complex that includes space for leisure, housing, work and healthcare facilities. It will transform the stadium and the surroundings into a green and vibrant area where there’s always something going on. Additionally, the plans include student housing on this site, just a short walk from Erasmus University—perfect timing considering the huge demand for student accommodation in Rotterdam.”

Striking new landmarkThe new stadium will give Rotterdam’s eastern gateway a striking new landmark. At the junction on Abraham van Rijckevorselweg, between the public transport stop and the Excelsior ground, a new green square will be created. Walking and cycling routes around the stadium will be improved for safety and convenience. Existing local amenities, including Arboretum Trompenburg, Kralingen playground, childcare facilities and the local Scout group, will continue to have their place in the area.

The city’s executive board has submitted the development framework to the city council. Together with Excelsior, the municipality will now develop the plans in more detail, including further studies on managing traffic flow in the new situation.

The OostflankThe plans for the new Excelsior Stadium form part of the city’s Oostflankthe area between Prins Alexander and Zuidplein on the eastern side. The city plans to build 30,000 homes here to help meet rapidly growing housing demand. This will coincide with a new bridge between IJsselmonde and Kralingen and a fast public transport link between Zuidplein and Kralingse Zoom.
